Pradhan Mantri Awas Yojana Urban: Eligibility & Application Guide

The Pradhan Mantri Awas Yojna (PMAY) scheme was launched back on 25th June 2015 by the honorable Prime Minister Narendra Modi. The program was set out to build pakka houses for urban families across India. With the goal of ‘Housing for All’, it focuses on helping every Indian, irrespective of their income, so that they get a safe and respectable home.

The demand to build homes has risen with the steady growth of cities and increasing urbanization. As developers create new areas, there is now an urgent need to offer housing that is both affordable and inclusive to families across all income brackets [Weaker Section (EWS), Low Income Group (LIG), and Middle-Income Group (MIG)], further there’s need for specific housing options that fit in their budgets. Therefore, Pradhan Mantri Awas Yojana urban plays a key role in providing support to these families in achieving their dream of owning a home.

PMAY 2.0, that started in 2015, has now moved into its second phase and plans to build 3 crore houses by 2029. Out of these, 2 crore homes will come under PMAY-Gramin which will serve rural communities. The remaining 1 crore homes will fall under PMAY-Urban 2.0 focusing on urban housing needs.

As one of India’s biggest housing programs, PMAY 2.0 shows a massive effort by the government. It offers up to ₹2.5 lakh in assistance per house, with an expected total investment of ₹10 lakh crore. This bold initiative aims to give millions of Indians access to safe, decent, and affordable homes.

What is the Pradhan Mantri Awas Yojana?

The Pradhan Mantri Awas Yojana, or PMAY, is a scheme where the central and state governments work together to offer housing at lower costs to people in the EWS and LIG groups through a credit-linked subsidy.

Through the PMAY initiative, the government provides support to individuals living in kutcha homes across both rural and urban regions in India to help them purchase pakka homes. This program also offers monetary aid to renovate existing homes and turn them into pakka houses. The Pradhan Mantri Awas Yojana-Urban program includes the Credit Linked Subsidy Scheme. The subsidy offered under this scheme is capped at Rs 2.67 lakh.

Lower Interest on Loans: The Pradhan Mantri Awas Yojana (Urban) encompasses the Credit Linked Subsidy Scheme, which reduces interest rates on housing loans. This initiative facilitates the affordability of homes.

Covers Various Income Groups: PMAY provides housing options to groups such as EWS, LIG, and MIG. It ensures houses are available in a range of categories.

Supports Women Ownership: PMAY 2.0 prioritizes women when it comes to property ownership helping them gain more empowerment.

Slum Clearance: More Pradhan Mantri Awas Yojana urban housing units mean fewer slums in the country. People will leave slums and start living in proper houses with basic amenities.

More Employment: When housing units grow, the need for more housing grows too. This rise in demand creates more jobs.

Who Can Get Into PMAY 2025?

The government defines a household under Pradhan Mantri Awas Yojana as a family made up of a husband, wife, and unmarried kids.

Family Requirements: To qualify, no family member, including the applicant, can own a pucca house anywhere across India.

House Ownership Rules: If someone owns a pucca house but it is smaller than 21 square meters, they might qualify to improve their existing house under this scheme.

Age Criteria: Any adult who earns money is treated as a separate household under the program even if they are single or married.

Marital Status Details: Married couples can qualify for a house if one spouse or both own it and meet the income criteria set under the scheme.

Category: Individuals from the EWS category can receive support in all four components of the PMAY mission. Those in the LIG or MIG categories can access benefits under the CLSS component. The scheme also extends benefits to SC, ST, OBC groups, and women falling in the EWS or LIG categories.

Who Cannot Get Housing Help Under PMAY Gramin 2025?

A government letter from August 12, 2024, listed 10 updated rules to decide who qualifies for the scheme through a survey. People will not qualify if they:

  • Own motorized vehicles like a three or four-wheeler
  • Have farming machines like three or four-wheeler equipment
  • Hold a Kisan Credit Card with a limit of Rs 50,000 or more
  • Are part of a family where someone is a government worker
  • Run a non-farming business registered with the government
  • Have a family member earning over Rs 15,000 a month
  • Pay income tax
  • Pay professional tax
  • Own at least 2.5 acres of irrigated land
  • Own 5 acres or more of unirrigated land

Documents Needed to Apply to PMAY 2.0 Scheme

You need to submit these documents when applying to PMAY 2.0:

  • Two recent passport-size photos
  • Aadhar card information, including details of your family members
  • Details of your bank account linked with your Aadhar card
  • An income certificate
  • Caste or community certificate if you belong to SC, ST, or OBC
  • Land papers, but if you are looking for financial help

Step 3: Go through the instruction guide then hit Proceed.

How to Apply to PMAY U 2.0?

Follow these steps to apply online for PMAY 2.0 Urban:

Step 1: Go to the official PMAY 2.0 website

Visit the official website at https://pmaymis.gov.in/PMAYMIS2_2024/PmayDefault.aspx

Step 2: Choose Apply to PMAY 2.0-Urban from the menu bar.

Step 4: Review the list of documents and ensure that you have everything prepared.

Step 5: Press Proceed again. On the next page, check if you qualify by entering details like your state or UT yearly household income, mission component, whether you own a pucca house, and if you’ve received benefits from any central or state housing schemes in the past 20 years.

Step 6: Provide your Aadhaar number along with your name as it appears on your Aadhaar card. Select the checkbox and then hit Generate OTP.

Step 7: Type in the OTP you receive.

Step 8: Complete the form by adding details such as your full name, home address, and proof of income. Attach the necessary documents and press Submit.

A Total of 7.10 Lakh Homes Planned for Approval by June 2025 Under PMAY 2.0

To provide affordable homes for everyone, the central government is working on expanding the Pradhan Mantri Awas Yojana Urban 2.0. So far, 7,09,979 homes have been approved under this program, with 2.35 lakh of these getting the green light on June 18, 2025. These homes will be constructed across nine states. These include Bihar, Assam, Chhattisgarh, Madhya Pradesh, Gujarat, Odisha, Maharashtra, Rajasthan, and Uttar Pradesh. Authorities plan to implement this initiative using four methods: Affordable Housing in Partnership, Beneficiary Led Construction, Interest Subsidy Scheme, and Affordable Rental Housing.

The approved housing units will fall into various categories, each with its specific quota. Here’s how the 2.35 lakh houses under PMAY 2.0 will be distributed:

  • 1.25 lakh residences have been allocated for women, which includes widows and single women.
  • 44 houses will go to transgender individuals.
  • 42,400 homes are set aside for people from scheduled castes and other disadvantaged sections.
  • 17,574 houses will be given to individuals belonging to scheduled tribes.
  • 1,13,414 units are allocated to members of other backward classes.

Individuals who fulfill the eligibility criteria are able to submit their applications via the official PMAY 2.0 website.

To wrap up, India’s government is working on giving every person a home. PMAY 2.0 Urban will begin on September 1, 2025, and aims to build homes for low-income and middle-income groups over the next five years. This initiative plans to add 2.95 crore houses.
