Hyderabad was primarily concentrated in the western areas of the IT corridor, Kokapet, and Lingampally long back, but now there is also demand in the eastern part. Currently, the eastern portions of the city are also experiencing a demanding surge and an exponential expansion in places like Pocharam, Uppal, Ghatkesar, Dilsukhnagar, LB Nagar, and Adibatla. 

With the expansion of the east zone, there is an inclination towards acquiring properties in this area, and the rise of real estate in east Hyderabad is now a significant fact. This side of the city has always been a popular location for property buyers and investors.

Hyderabad East vs. Hyderabad West

Eastern Hyderabad includes Uppal, Nacharam, Mallapur, Kapra, Cherlapalle, Pocharam, Kuntloor, LB Nagar, and Kothapet. 

Due to its rapid growth, notably due to the expansion of IT companies, West Hyderabad has recently attracted much attention. Most residents of Hyderabad favor this location because there are houses in all price ranges available. 

East Zone:

1.Uppal

The Hyderabad Metropolitan Area includes the Telangana State’s Medchal-Malkajgiri District, which borders the HMDA. As metro connectivity has increased, the eastern part of Hyderabad has steadily seen a surge in the real estate market. 

With the region’s software service sector’s growth, the area’s population is estimated to have doubled. Residential real estate is now required in the area due to this. Uppal is a location that Hyderabad property buyers are interested in because it is close to an international cricket stadium. 

2. Nagole

Hyderabad’s Nagole area is both residential and commercial. It provides easy access to Hitech City, the significant commercial hubs, and government administrative offices via the metro and is located next to the inner ring road. Previously, the large traffic flow hindered this area’s development, which is now effectively dealt with by Metro Rail. 

3. Yadagirigutta

Yadagirigutta is yet another fast-growing residential location, situated at East Zone of Hyderabad. It is known for the Narasimha Swamy Temple and the pious religious sanctity of this location, has recently expanded into the surrounding districts, attracting the attention of Hyderabad’s real estate developers for potential new projects. Today, villas, gated communities, and apartments are all in this sacred area. 

4. Bhongir

Bhongir is a rapidly expanding residential neighborhood in Hyderabad’s Plots East Zone. Due to its proximity to populated places, Bhongir has recently gained attention to improving its infrastructure, which has led to a boom in the Bhongir real estate market. Bhongir has many homes, and more are nearly finished and occupied. The availability of commercial buildings, including supermarkets, schools, restaurants, fitness centers, and banks, puts Bhongir properties at the top of many homebuyers’ lists. 

West Zone:

5. Nanakramguda

Nanakramguda is a rapidly expanding residential neighborhood located in Hyderabad’s West Zone. In Hyderabad, Serlingampally Mandal, Nanakramguda is the Financial District’s IT, real estate, and architectural area component. The massive demand for gated communities in Hyderabad comes primarily from the individuals and families employed here. 

6. Miyapur

Miyapur is in North Hyderabad, Telangana. The region is known for its affordability of homes. The region is very much connected to the rest of the city via several modes of transport. The locality has only grown in terms of price rates over the years. There still are a few budget housing solutions available here. Numerous plans will be implemented for laying link roads and setting up new IT parks. Miyapur is known for its commercial complexes that house some of the biggest names in retail and entertainment. It is also home to restaurants, bars, and clubs, making it a hub for entertainment, shopping, and dining in Hyderabad. The additional benefit of last-mile connectivity through Metro Rail is a massive breakthrough for the real estate projects in Miyapur. 

7. Patancheru

Patancheru is well-known for its huge industrial complex, home to numerous significant engineering, chemical, and pharmaceutical businesses. Miyapur, Bachupally, Nizampet, Kukatpally, and Chandanagar are a few of the other towns that are close to Patancheru. 
In addition to being a center for industry, Patancheru provides a high standard of life with various housing alternatives, including apartments, villas, and standalone homes.  


Overview of Localities in Hyderabad West:

  • One of the most well-known postal codes in West Hyderabad is Gachibowli, which is 5 kilometers from HITEC City. Traveling between HiTech City and the Financial District will be made simpler by the Shilpa Layout flyover, which relieves congestion at the Gachibowli intersection. 
  • About 10 kilometers from Gachibowli, in a fast-growing residential region called Kukatpally, there are renowned malls, medical facilities, and supermarkets.  
  • In the 1990s, Madhapur was a small village. With one of the highest densities of IT companies and one of Hyderabad’s fastest-growing business districts, it is currently considered an IT powerhouse. About 70% of commercial leases and rentals and 85% of new buildings are in Madhapur. 
  • The Kompally area, which is barely 10 kilometers from Secunderabad, has experienced enormous growth due to its accessibility. The NHAI has expanded the Kompally Highway (NH 44). One of the most significant NHAI road infrastructure initiatives is this one. 
  • One of the numerous communities that previously surrounded the rich Jubilee Hills was Nallagandla. However, the IT revolution and the building of the Outer Ring Road transformed its fortunes, along with that of other nearby villages to Hyderabad.
