3. Eligibility and Registration

• Only licensed real estate agents and brokerage firms registered with RERA or other UAE regulatory authorities are eligible to subscribe.
• Users must provide valid license details and identification documents for verification.
• The Company reserves the right to approve, reject, or suspend any registration without prior notice if the submitted details are inaccurate or incomplete.
• Users are responsible for maintaining the confidentiality of their login credentials.

4. Listing Obligations

• Subscribers must ensure that all property listings are accurate, lawful, and owned or legally represented by them.
• Each listing must include current and factual information, including property location, price, and status (for sale or rent).
• The Company verifies ownership and RERA registration prior to publishing listings, but ultimate responsibility for accuracy rests with the Subscriber.
• Misleading, false, duplicate, or unauthorized listings will result in suspension or termination of the account.

5. Subscription Fees and Payments

• Subscription or listing fees must be paid according to the chosen pricing plan.
• All fees are non-refundable, except in cases of system error or proven Company fault.
• Payments must be made through the authorized payment channels on the Website.
• Failure to pay renewal fees on time may result in deactivation or removal of listings without notice.
• The Company reserves the right to revise its fee structure upon 30 days’ prior notice via email or Website update.

6. Prohibited Activities

• Post content that violates UAE laws, Islamic values, or public morality.
• Upload images, text, or videos that are defamatory, misleading, or infringe intellectual property rights.
• Use automated systems (bots or scrapers) to extract data from the Website.
• Engage in fraudulent activities, fake inquiries, or misrepresentation of property details.
• Use the Website for purposes other than legitimate real estate listings.

7. Intellectual Property Rights

• All content, trademarks, designs, and software on the Website are the exclusive property of TechTree IT Services.

9. Limitation of Liability

• Total liability shall not exceed the total subscription amount paid in the 12 months preceding the claim.

10. Indemnification

• Subscribers agree to indemnify, defend, and hold harmless TechTree IT Services, its directors, employees, and affiliates from and against any and all claims, damages, losses, liabilities, costs, or expenses (including reasonable legal fees) arising out of or in connection with:
  • Any breach of these Terms;
  • Any violation of UAE laws or third-party rights; or
  • Any content posted, or activity conducted, under their account.

11. Suspension and Termination

• The Company may suspend or terminate accounts without notice for violations or misuse.
• Upon termination, all listings and related data may be removed from the Website.
• No refunds shall be issued for terminated accounts due to violation.

12. Amendments

• The Company may amend these Terms periodically. Updated versions will be posted with a new “Effective Date.” Continued use of the Website constitutes acceptance of the updated Terms.

13. Governing Law and Jurisdiction

• These Terms are governed by the laws of the United Arab Emirates. Exclusive jurisdiction rests with the Courts of Dubai, UAE.
